Judicial Property Lifecycle

Short window,

big opportunity

Judicial properties are those that banks must acquire when the owner is unable to pay off the mortgage or loan. To avoid owning them, banks often sell them at attractive prices. This is a great limited-time chance to buy at a rock-bottom price. Don't miss out the chance to save big!

The Low-Risk High-Reward Investment Opportunity

A Smart Move

Investing in Judicial properties provides a unique opportunity below-market-price to buy with a significant margin of safety. Even without visiting the property and the lack of mortgage financing available, the potential of buying at higher discounts makes the wait worthwhile.

  • No mortgage financing (for now)
  • Non-visitable assets.
  • 3-9 months to own.
  • Get access to 10-35% discount assets.
  • Invest with Margin of Safety even if you can’t visit the property.
  • The High Returns worth the wait.

FAQ

Our most common asked questions

At Auctree, we take the privacy and security of the data very seriously. That's why the information about our properties is blocked for users who have not registered yet. But don't worry! Registering is easy, fast, and free, and it gives you access to all the information about our properties.

During the waiting period prior to the transfer of property ownership, many of our clients choose to negotiate a personal loan with their financial institution. Once the ownership transfer is completed, they convert the initial loan into a conventional mortgage.

The system is very simple. Just take a look at the guide price and make an offer below, equal or higher. Once the offer is made, it will go into the "under review" status, where your offer will be reviewed internally and externally. From that moment on, you will receive notifications about the status of your offer. You can see more details on how it works here.

If you are finally the winner of this property, we will ask you to send a holding fee (10% + VAT of the sale price) during the 24 hours following the closing of the auction. In addition, you will be required having to complete various KYC forms for the prevention of money laundering and financing of terrorism, which usually take about two weeks. Then, 1-2 weeks before the property is transferred into your name, the remaining funds will need to be sent to the bank account of the fund manager (Servihabitat, Altamira, Aliseda, etc), and not to the Auctree account. These managers are regulated and are obligated subjects under Law 10/2010.
